COURSE DESCRIPTIONS

Principles I 0111 acquaints the student with the basic concepts and laws that govern the real estate industry. The student will understand the licensing process, the Texas Real Estate Licensing Act, and other laws from federal and state Fair Housing, antitrust, and deceptive trade practice acts. Included are the basic concepts of the transfer of ownership of real property and the various documents and contracts involved.

Principles II 0112 continues the study of title to real property and the ways and means of both transferring ownership and insuring that ownership. The math concepts used by the real estate professional are addressed along with special subjects from leasing and property management to EPA law and investing in real property.

The Law of Agency 1111 is the study of the representation of clients as it relates to the real estate professional. Student develop an understanding of what services and duties are required when we represent clients and how that representation effects our behavior with third parties involved in the real estate transaction.

The Law of Contracts 1200 gives the student the ability to prepare contracts calling for the exchange, sale or lease of real property. Students will learn all the various contracts at their disposal for performing the duties of a real estate professional as well as a basic, general understanding of contract law.

The Listing Agent 0521 prepares the student in every aspect for listing and marketing residential property. Students learn from Austin’s top listing professionals in some of the highest producing offices in the country. After completion, students will be able to jump start their real estate practice and compete with the professionals already in the market.

The Buyers Agent 0522 introduces students to professional representation of buyers in the residential marketplace. Students learn from the first encounter with a buyer how to secure representation contracts, qualify the buyer with mortgage lenders, demonstrate properties for sale, and prepare the sales contract to reflect the best interest of the buyer. This is a must for any student looking to enter residential real estate practice.

Appraisal 0211 students learn from professional appraisers the art of establishing value to residential properties. A complete understanding of how value is established, as well as learning what lenders require and are looking for in their decision to loan a buyer funds to complete the purchase, is gained upon completion of this important course.

The Property Management 0811 course prepares the student thinking of entering the field of property management. The course covers everything from securing property management business and the contracts involved to the marketing and managing of income producing properties for owners. In addition, budgeting and risk management techniques are included for an overall view of the professional life of a property manager.

Residential Leasing 0821 completely prepares a student wishing to lease residential property. Beginning with securing listings on residential lease properties, working with and representing tenants, demonstrating lease properties, preparing and submitting applications, to completing residential lease contracts. Leasing students learn every aspect from listing leases to handling the move-in and disbursing funds. Apartment locating as a profession is also included in this “everything needed” leasing agent course.

Finance 0411 students learn the in’s and out’s of the mortgage lending field from Austin’s top lending professionals. Finance is an essential part of the residential or commercial real estate field and agents must have a complete understanding of how the purchase of properties is financed in the primary mortgage market. Finance also explores the secondary mortgage market where loans are bought and sold after origination.
